
Project Overview
Kilnbridge is playing a central role in delivering a robust, fully compliant and comprehensively documented passive fire protection package at Twelve Trees Park, one of London’s most significant new residential developments.
Ensuring the long‑term fire safety of residents is a critical priority for this large‑scale scheme, which is being delivered by Berkeley Group in partnership by Peabody Housing Association, the Greater London Authority, the London Borough of Newham, Homes England and Transport for London.
Working across Phase 1 of the development, Kilnbridge is undertaking a comprehensive programme of passive fire protection works within both communal areas and individual residential units.
The scope includes extensive fire stopping, addressing penetrations in walls, floors and ceilings where building services such as pipes, cables, ductwork and electrical systems pass through fire‑rated compartments. Kilnbridge is applying certified Hilti systems and specialist fire‑resistant coatings, including paint applied to Rockwool boards and other substrates.
Across slab levels, Kilnbridge is installing fire‑rated mortar seals, collars and wraps to protect all service penetrations, while wall penetrations are treated with appropriate coatings and fire‑resistant materials.
Every element of the work is subject to a rigorous inspection and documentation process by the Kilnbridge team. Each penetration is photographed and recorded before, during and after installation, with all materials and methods logged in real-time via our Onetrace mobile application. Further, the works are subject to robust quality inspections both internally and by FIRAS, a UKAS accredited third-party certification scheme. These inspections provide continuous verification that all installations meet with statutory fire safety standards and industry best practice.
Completed penetrations are tagged and fully traceable, giving Berkeley Group a comprehensive digital record of all installed passive fire measures which fully supporting our obligations under the golden thread of information.
Kilnbridge is also managing the installation of fire doors in communal corridors and individual dwellings, ensuring each door meets the latest performance and certification standards.
